What do you want to protect?

An introduction

Your home is likely the largest thing you own, and the policy that goes with it can be hard to read. We help homeowners, condo owners, and landlords in The Colony and nearby North Texas understand what they have and what they could choose.

If you are buying, tell us your closing date early. It gives us time to get everything in order before you get the keys.

What it generally does

Homeowners insurance generally helps pay to repair or rebuild your home and replace your belongings after certain kinds of damage, and it often includes liability protection if someone is hurt on your property.

Condo insurance generally works alongside your association’s master policy. It often focuses on the inside of your unit, your belongings, and your own liability.

Landlord insurance is generally written for a home you rent to someone else. It often looks at the building, lost rental income after certain kinds of damage, and liability.

Every policy is different. An agent explains the details of any policy before you decide.

Who it suits

  • People buying a home who need a policy before closing
  • Homeowners with a renewal coming who want a second look
  • Condo owners who are unsure where the master policy stops
  • Owners of one or more rental homes

Texas notes

Worth knowing in North Texas

Flood is usually separate. Flood damage is generally not covered by a standard homeowners policy, and flood insurance is usually a separate policy. An agent can talk it through with you.

Know your deductible before hail season. Spring hail is part of life in North Texas. It is a good reason to know your deductible before storm season.

General information only. An agent can walk you through how any of this applies to you.

Questions

Common questions

General information, not a statement about any policy.

Do I need a policy before I close on a house?

Lenders often ask for proof of homeowners insurance before closing. Text or call us with your closing date and we can help you get ready in time.

Is flood part of a homeowners policy?

Generally, no. Flood insurance is usually a separate policy. An agent can explain how it works and whether it makes sense for your address.

Why do you ask when the roof was replaced?

The age of a roof often matters to insurers, especially in a place with spring hail. If you do not know, that is fine. Bring what you have.

What is a declarations page?

It is the summary page of your current policy, usually the first page or two. It lists the insured, the policy period, coverages, limits, and deductibles. A photo from your phone works.

How is condo insurance different from homeowners insurance?

A condo policy generally works alongside your association’s master policy, so the summary of that master policy helps an agent see what is left for you to consider.

Can you look at my rental properties too?

Yes. Tell us how many you have, what kind they are, and whether each is rented now, and an agent can walk you through landlord options.
